Gas or electric?
Gas. While I’m moderately handy, when it comes to major plumbing and electrical work I rely on the pros. Too many downsides if I screw up!
I don’r know the cost, but in the past I’ve used Ideal HVAC in morris plains. I remember them being reasonable and very professional.
Thanks for responses so far. For those that are plumbers does that hourly rate sound right? My issue is that when I had this same job done 8 years ago it was $1600 (unit plus labor) Now it’s double 😳. Company owner says materials have gone up 10-20pct /year since then but I know the unit itself is max $2000, so for the two hour job that suggests about $ 600/hour. Does that sound right? Seems nuts to me but I know the world is a different place now. The company I use has always been professional and responsive, I’m just in sticker shock.
The flue vent version is about 1600. As for installation, it varies. Shop around, much cheaper if not an emergency. Also you don't need a permit to start the job. Just get one after done if pressed for time.
600 an hour? That is sick.
Get a few quotes. Prices can be all over the place. That seems like a really expensive price for the unit itself. Oh, and mine was installed less than a year ago.

About 1% do, the cash buyers don't bother and the rest use home inspection company who checks off the box.
Lots of as-is homes are cash only. Also many just want to close as soon as possible so the sellers can't get a better offer. Lost two homes that way, they gladly paid me back for all fees and inspection after getting 100k more. It's a freaking jungle out there
