Plumbers: Cost to install a new water heater?

The point was checking - if they care is a different story. Last 3 consecutive real estate transactions we were involved in the buyers (once us) checked with the township for permits - including our sale a few months ago.
Did the inspector look up the permits or the buyers?

My inspector did not and I randomly did. New 200A service, new subpanel, new A/C and furnace, new water heater, new kitchen, new deck. Nothing permitted except for one of those. Everything looked good to the inspector so what an I supposed to do, ask them to get permits for that stuff installed professionally?

Bought a gas dryer from Lowe's and they force you to get a permit before they will do the work. For $60 I don't mind an inspector checking over the work.

@icebiker do you change the Anode on your water heater? Morristown has really hard water.

Buyer's attorney pulls them. I've never heard of an inspector doing it. And yes, you should have demanded that the sellers get all their work permitted and approved.

Maybe your inspectors do more than here in Metuchen. When we just had our AC replaced, the inspector looked at the new unit outside and then just stuck his head into attic to see the new ac unit. Never got off the stairs. It could have been Scotch Taped in place and he wouldn't have noticed.

Well, mine was here for all of 5 minutes. Looked at the gas line and said it was OK and that my dryer discharge didn't meet code, can't be corrugated, can't have a down swoop and was too long but didn't fail the install.

Looked at the random aluminum 1/0 feeder hanging with bare wires and mentioned that looked scary but he doesn't do electrical so not his issue.

Thanks. Yep permit has been applied for. I should get it soon. And yes we have hard water for sure. We have a water softener system too but it can only do so much. Didn’t know about replacing the anode. Just you tubed it. Good idea, says do every four years.
