Well my shower mixing valve started leaking through the stem. Luckily not into the wall.
Just a drop every now-and-then. Later it started leaking at the showerhead. Drips.
Then it became a constant stream running down the wall. I should have fixed it when it was a drip.
(see hard water stain)

Anywho, i was smart enough to install a valve with service stops, just in case i needed to replace the shower valve body.
I go to close the stops today, and the hot will not shut down, and it started leaking at the stem for the stop into the wall....

Great! Well it is a Kohler, installed in 1998 - I gave them a buzz, and they are sending all new parts for free.
Meanwhile, i have the hotwater shut off - but just in case someone wants to shower,
I created a temporary solution out of the greek yogurt container...lucky i finished that up yesterday!

I did this same repair last summer but I had to swap the whole valve because the stupid handle screw was welded on with rust.

I didn’t need the yogurt cup tho but I did have to shut off water at the main because the valve stops were also not functioning properly.
 
I tried to replace a water heater in my old condo, and did it. when i went for the paperwork, made me call an electrician + plumber.
so much for doing the right thing.
You’re supposed to get paper work on that? Whooops.
Move along, nothing to see here.

We added central air to our place, about $15k, fortunately it’s all housed in an unused attic, duct work only runs there to 2nd floor, dump duct in the stairway, it works the whole house just fine.

i installed isolation valves for the whole bathroom today. The rest of the house now has running water. #winning.
 
Must had a few shark bites laying around. One of mans greatest inventions...

this if funny - my plumbing supplies are in clinton - so i went to home depot.
the sharkbite valves were $7 more each than the sweat-on ones. $14 more saved a trip.
 
So like many, I got the starter tool kit as hand me downs from Pops, whenever I grab this one, always makes me smile (Harry was Gramps- don’t even think about gankin’ his ish)

The dinky little 2 tray craftsman toolbox in the shed was my dads I keep it for the same reason. Plus he could barely fix anything but had all these tools cause mom worked at sears for 28 years and she always bought him stuff so he would try to.

Yeah, I’ve got some stuff from pops and Gramps that see regular rotation, but some stuff just because.
Harry was a tool and die man, I’ve got some of his tools I wouldn’t even know how to use.

Speaking of Sears...Woodbridge and New Brunswick are closing down. Its sad. The staff is stripped down knowing they are loosing their jobs. I remember going there as a kid and they had everything. Would even look through that huge catalog that would be mailed. End of an era.

If youre looking for mechanics & garden tools there some deals to be had. No real powertools, unless it says Craftsman on it. Mechanics tool sets 40% off, Toolboxes etc.

Appliances, clothes, grills, snowblowers are in abundance with clearance too.

Yeah, this is a bummer.
We lost a Sears Appliance and Hardware store down the street a few years ago.
Thankfully I've seen the employees land elsewhere.,
but such a bummer to lose that, especially on Sundays when they were somehow able to be open in Bergen Co.
Now Sunday hardware trips mean crossing the border into NY.

I'm guessing this is because we filed a permit for the latest home improvements and it triggered another look over.
Do I file an appeal? Seems like a lot! We did not add a room or anything but just removed a dividing wall between the kitchen and family room. Removed deck and installed paver patio.

Looking for advice and if you've done it before.

i don't think this means your taxes go up by 14%?
check the incremental before taking this on....
 
that was my understanding but I guess Pat is saying it's like your income tax bracket
I've reached out to our township assessor just for more info on how this was calculated

That's how I felt about the one on Rt22 in Watchung. Was my first real job after my paper route, tagging prices on items. Btw, can you still get your broken Craftsman hand tools replaced? Have a few rachets which are not working right.

i didn't notice the sump pump was plugged into a gfi slave outlet. of course it popped just at the right time
while the water softener was rinsing........

Check you town tax rate. They adjust from time to time to balance the budget. Our town is nuts, they just started doing reassessments every five years. Been at the house for just under 10 years and already been reassessed for the worse each time. MrsQ won't let me take on anymore projects since home prices have been flat here since we moved in.
