you should have no problem finding a place. i would be looking in freedon swartswood stillwater area because its very rural yet close enough to Newton
 
It's a seller and buyers market (low rates). The market is definitely showing that there is a housing shortage especially in the reasonably priced single family homes. Millennials buying and fleeing the city. In my experience you need to do your own search 10 times a day! Things are selling as fast as one day or even before they hit the market! Good luck!

I was just talking to a neighbor this morning. Lots of activity the past few months. The foreclosure next door to her is almost ready to flip. Sat vacant (and getting progressively more dilapidated) for at least 2 years. The house next to that got a full interior gut-and-redo by the new owners. Another house up the street - same deal. It looks like it's reached the point where people are happily (?) picking up needs-work places and throwing money at them.
 
Anyone buy a 2x4 lately? We contractors are getting nailed to the wall so to speak.
Doug fir 2x4 has been $2.50 for like ever and now its $8.00. So when you go to get an estimate for your job realize the price of that job is not the contractor gouging you but the supplier. This all across the board.

I heard last month that the recent lumber shortage from the mills shutting down in Louisiana and other southern states due to hurricanes and other tropical storms this year should be ending soon as production ramps back up. They indicated that the lumber cost to build a house went up approx.. $50,000. Not sure if that was for around a 4,000 sq. foot house, or what size house that may pertain to.

Yeah, been seeing sporadic shortages of cabinet grade plywood over the last few months. Pricing hasn't been a huge issue yet as far as I know, but I haven't bought any in the last month or so because I shut the shop down until I move. Everything real estate-related is nuts - movers, storage units, Pods, short-term rentals, etc.
