Would a place like Ray's MTB in Ohio do well in NJ?

Yup. If Lakewood can get insurance, I'm sure a Ray's like place in NJ could as well. Incline Club is a freaking circus on a raining winter day.

I would have to image that lakewood combines their insurance with the gymnastics section and may be one of the keys to how they have kept it open.

Kush is on the right track, you have to have a ton of volume to just make rent. It would be a labor of love for someone.
 
That's the thing though. These places are not just catering to one crowd. In order to stay afloat they cater to more than just one crowd. The freeride parks do biking and ski/snowboard to suit the seasons.
 
If you've ever talked to Ray, you'd know how hard it was for him to get started. He owns a construction company and works his booty off all day long, then on nights and weekends he's at the park building and maintaining. If you add it up I think he works at least 168 hours a week and makes at most $1 an hour😉

Mountain bike park will not have the draw a BMX park will. In fact, after a recent trip to Rays' I realized it's time for him to change the name.
This is one element of the equation which was going through my mind while reading this thread. An indoor facility that has cool stuff for a non-hucker mountain biker is a very different proposition from an indoor skate park that allows mountain bikers.
 
I go to Shields a lot. It's a blast! While it may not have the lines of Ray's, I find I enjoy it more. There is so much there 'over my ability' that I can expect to ride it for years to come...

The owner admits to it being a labor of love, and not a penny left over....
