I rode the rigid fat bike on the last OOS ride there and it was fine.

It's a long story...when we had the kitchen and dining room tiled we had to have the entire subfloor on the front of the house replaced, Including some pillars in the crawlspace, carrying beams foundation works etc. $$$$. I wanted to have tiles all across the front of the house but my wife at the time wanted it carpeted. I'm expecting issues as I purchased the plywood using the same specs in the invoice for the original one, nevertheless now that it is in place it seems taller than the original one (I don't have any gap between the two layers, which is why it took me three days to lay it down trying to compensate for steps and uneven surfaces left at the time the job was done. Yeah. Feel for you. I did wood flooring when I first got our house and had to add subfloor in the living room and office area to bring it up to the kitchen height before laying the wood so I know what your going through. Been thinking of doing the lower level with laminate flooring because I forgot I said I wouldn't do it again.

That is where ai was originally looking for a house, kept driving through Ringwood and thought it looked better so here ai am. The commute would have been longer for me. Word of advice, don’t buy a house without a basement.
 
Me and Jay are parking on the Barry lakes side. I'm hoping it's not filled up by 10. Coming from Ringwood, its probably probably better for you and Leo to park in the boathouse lot, and we'll just ride down to meet you there.
 
They now seem to be locking the Barry Lakes gate, and only letting folks enter from the Warwick TPK side, probably to better control the amount of traffic coming into the park.
 
Coming from my side, if the lot gets filled, you have the option of going in on Cherry Ridge Road, through Highland Lakes. Only issue there,is the road leading down to that gate is dirt/gravel, and can be a bit sketchy if you have a lower vehicle.
