I set up to watch it tomorrow during drop off with the sole reason of it being to busy for them to sit with me so I can email it to myself.

Just shy of 10 square worth of this fun. Add to that the structural issue on the back side of the added on part and my day is going dandy. I'm tempted to give it the cell phone treatment but my insurance isn't that good.

@Patrick, when are going to ride Ringwood? Asking for a friend that has a ton of projects to complete on his house but no motivation whatsoever...
 
When my realtor shows me houses I always peep in the garage and I always find mountain bikes and road bikes. So tempted to take for a spin around the ole block
