two but i don't think it matters to the formatter - it does what it wants.

when i go back to edit, the spaces are still there, but it displays as 1.

They should leave the scaffolding up, it will make things easier when they have to take that shit down.

Trees planted that size usually don't survive. There is not enough roots to support the top growth. Also trees don't do well in NYC, its just not a friendly growing environment. Bricks, mortar and stone do well in the city.
